Q4 2022 Market Performance

Net absorption reached the lowest in a decade, recording -67,000 sqm in Q4 2022, with cumulative net absorption of approximately 35,000 sqm for the year, about 10-year lowest point (13% compared to pre-pandemic 2019).

All four major submarkets showed rent declines:

Yuexiu: -4.7% QoQ (largest drop)
