报告摘要
Summary of the 2022 May Shanghai Existing Residential Price Index Report
-
Shanghai's full restoration of normal life and production, coupled with economic recovery measures, has created favorable conditions for the real estate market. Land markets have restarted with rule adjustments, and residential markets are currently in a preparatory phase, set to see increased volume and stabilized prices with future policy support.
-
May saw a narrowing or slight decline in residential price index ring ratios. Overall average prices held steady, but distant郊区areas experienced noticeable declines. More than four in ten administrative districts showed price decreases, with some, like Jing'an, Huangpu, and Hongkou districts, maintaining resilience with modest increases.
-
Specifically, the Puxi West Lane plate saw a环比increase of 0.76%. Residential prices remained generally stable in urban and new town areas due to good amenities, while previously inflated areas saw prices adjust downward due to traffic and COVID-19 impact. Affordable housing prices dropped, high-end properties showed slight yet sustained gains, and mid-to-low range markets slowed down.
-
In essence, the market is focused on stability, with minor regional variations expected to persist, highlighting a mix of resilience and moderation in response to current recovery efforts and policy measures.
