报告摘要
Lower Silesia is the fourth largest warehouse market in Poland, with a stock of 3.5 million square meters representing 11% of national inventory as of Q3 2023. Key locations are centered around Wrocław and other cities like Bielany Wrocławskie and Kąty Wrocławskie, with two operational intermodal terminals facilitating logistics due to excellent road infrastructure connecting to Germany and the Czech Republic, as well as a strategic link to the New Silk Road. Market activity slowed in Q3 2023, with new supply totaling only 41,500 square meters, down 5% quarter-on-quarter, and the vacancy rate rising to 5.7%. The share of modern warehouse stock delivered in Q1-Q3 2023 was 360,000 square meters, while take-up reached approximately 560,000 square meters but declined by 10% compared to the same period in 2022, with new contracts making up the largest portion of signed leases. Asking rents remained relatively stable at €3.50-4.50 per square meter per month, reflecting a balanced but cautious market.
