For Barcelona, office take-up in Q4 2022 was 65,000 square meters, resulting in an annual total of 317,000 sqm—a slight increase from 305,000 sqm in 2021. Despite outperformance in the first two quarters of 2022, economic uncertainty slowed leasing activity in the third and fourth quarters. The vacancy rate has remained stable at 7.0% since Q4 2020, slightly above the five-year average of 6.8%. Prime rent is steady at €336 per square meter per annum, unchanged for recent years.
Economic indicators for Spain show recovery post-pandemic. New business starts returned to pre-COVID levels after a pandemic slump, peaking in early 2022. The unemployment rate rose to 12.87% in Q4 2022, still below highs seen earlier. Service sector employment expectations were positive overall in 2022, with the services PMI expanding above the 50-point threshold in Q4 2022.
